Overview of The Preserve at La Paloma Community In Sun City, FL
I recently toured The Preserve at La Paloma community.
It's a newly built 55+ retirement community located in beautiful Sun City, FL.
Mattamy Homes began construction in 2022 with plans to build only 104 homes. Homesites will consists of 39 single family homes and 65 attached villas.
The Preserve at La Paloma is part of the master-planned Villages at Cypress Creek community. What this means for new homeowners here is that you have access to the Cypress Creek Golf Club and pay an annual fee of $188.
The good news is (as of the time of me writing this) that the annual fee has been waived this year because of a budget surplus.
Now, allow me to share my findings and experience during my visit to The Preserve at La Paloma.
Why Live at The Preserve at La Paloma
As mentioned in my video, The Preserve at La Paloma is targeted at those who are not wanting a large-scale 55+ community.
On the contrary, this community will only have 104 homes and pales in comparison to other retirement communities like Valencia Lakes.
Here are all the different reasons why The Preserve at La Paloma is uniquely positioned to those looking to retire.
1. Gated Community
Living in a gated community offers the many benefits of security, privacy and sense of community. Residents here can appreciate security and not having to deal with solicitors.
2. Small, tight knit community
If living in a small community attracts you, then you've certainly found the right place. Only 104 total homes are being built.
And because The Preserve is part of the Cypress Creek master community, residents are able to join the Cypress Creek Golf Club, for a fee.
3. Close to medical facilities, shops and restaurants
Reaching any medical facility, restaurant, or any other retail store can all be found on Sun City Blvd.
For example, South Shore Hospital is only about a mile east.
Grocery stores like Publix, Winn Dixie or Walmart are all on SR674 (Sun City Blvd).
What's unique about Sun City Center is that you can get around in your golf cart...you even have your own lane!
There are other local attractions within Wimauma.
4. Close to I-75 and highway 301
Residents are about half a mile from I-75 and about 3 miles from highway 301.
5. Move-in ready villas and single family homes
Some people don't like the idea of waiting 12-14 months to build a home. What you'll find in this community is that Mattamy already started the building process and has a healthy list of inventory homes.
Many villas are ready as early as February/March 2023. Single family homes are ready for move in as early as March 2023.
6. Variety of single family floor plans
There are only 5 empty lots remaining. So if you happen to opt for choosing your lot and upgrades, then you'll have 5 floor plans to choose from. I'll have those listed further down.
All 39 single family homes come with golf course views - 15th and 16th holes, specifically.
7. Upgrades as standard options
When selecting your home, rest assured that your new homes comes standard with these features:
- Pavers on driveway, front entry and patio
- Quartz countertops in kitchen and bathrooms
- Steel panel storm shutters
- Gutters
- Ceramic tiles in foyer, kitchen, laundry and bathrooms
- Note: Washer, dryer and fridge are not part of the options and are added features (I highly recommend negotiating to get them)
8. Incentives
As of today, Mattamy Homes is offering to pay most, maybe all of your closing costs if you close by May 31, 2023. This applies to attached villas and single family homes.
Now, single family homes are priced to sell, may have or will drop another $10k-$15k.
The Preserve at La Paloma Home Types and Real Estate
As mentioned, residents may choose to buy a villa or single family home.
Below is a breakdown of each model type.
1. Attached Villas
There are two different models of villas.
Anclote
The Anclote is an attached villa with two different floor plans. Starts at $345,990.
- 1,501 sq.ft., 2 bedroom, 2 bathroom, 2 car garage with a study
- 1,501 sq.ft., 3 bedrooms, 2 bathrooms, 2 car garage - no study
The open floor plans features an upgraded kitchen, breakfast area, and 3 panel sliding door leading to the enclosed patio.

Topsail
The Topsail model villas are 1,765 sq.ft. end units and come with 3 bedrooms, 2 bathrooms, 2 car garage with a study area.
This model also features an upgraded kitchen, and a sleek primary bedroom and owner's suite and starts at a price point of $385,990.

2. Single Family Homes
Remember, one of the top benefits of living in a single family home is that all 39 homesites have a clear view of the golf course - 15th and 16th holes.
Egmont
Starting at $371,990, The Egmont floor plan is the only model home you're able to walk thru and see. It has 1,506 sq.ft., 2 bedrooms, 2 bathrooms, 2 car garage with a study room.


Greenway
Starting at $381,990, the Greenway floor plan has 1,601 sq.ft., 2 bedrooms, 2 bathrooms, 2 car garage and a flex/study room. You've got 3 different elevations to choose from.


Passage
Starting at $398,990 the Passage floor plan has 1,735 sq.ft., 2 bedrooms, 2 bathrooms, 2 car garage and a flex/study room. You've got 3 different elevations to choose from.


Pelican
Starting at $408.990 the Pelican floor plan has 1,787 sq.ft., 2 bedrooms, 2.5 bathrooms, 2 car garage and a flex/study room. You've got 3 different elevations to choose from.


Seabranch
Starting at $422.990 the Seabranch floor plan has 1,908 sq.ft., 3 bedrooms, 2 bathrooms, 2 car garage and a flex/study room. You've got 3 different elevations to choose from here too.

Common Questions About The Preserve at La Paloma
How much are HOA fees?
Villa HOA fees are $283 per month. Single family home HOA's are $302 per month.
What's included as part of the HOA fee?
Common areas landscaping, gates and amenities, residential lawn maintenance, irrigation water and insurance for the common areas.
Are there any other fees associated with the community?
Yes, there are a few fees you need to be aware of. 1)One time fee of $750 for Capital Contribution and 2) $250 as an Estoppel Fee. 3) Finally, The Cross Creek master association has an annual fee of $188 per year.
How many floor plans do the villas have?
There are 3 total floor plans for villas. The Anclote comes in either a 2 bedroom + study or a 3 bedroom option. The Topsail villa floor plan has only 1 option.
How many floor plans do the single family homes have?
There are 5 single family home floor plans to choose from. They range from 1,501 sq.ft. to 1,908 sq.ft.
Are there any more empty lots to choose from?
As of Mar 5, 2023, there are only 5 empty lots left. The average build time is about 10-12 months. Mattamy Homes requires a 10% down payment.
Are washers and dryers standard options?
Washers, dryers and refrigerators are not included as part of the builder's overall standard options package. I recommend that you negotiate that before sealing the deal on one of their homes.
