A Brief History About Valencia Lakes

GL Homes is the builder of Valencia Lakes.

They're a Florida-based builder and been around since 1976.

It took GL Homes 14 years to complete construction, beginning in 2005 and finishing in 2019.

Most certainly, the feeling of security is paramount. There are multiple entrances to the community. Homeowners have designated entrances, while guests have only one entrance.

As part of the 24/7 security, guests must submit their ID to the on-duty officer and/or insert their ID into the gate security system. Moreover, the person they're visiting must call in the guest's name to the security office in order to pass. 

- The Clubhouse

Once guests pass security, they're immediately amazed at the grandeur of the community. At first glance, they're greeted with a water fountain gushing 15-20 feet into the air (possibly higher).

Oh, don't be surprised if you notice people kayaking in the lake either!

Now, at the center of it all is a 40,000 square foot (or so) clubhouse. Actually, the word clubhouse is a bit of an understatement.


It's more like a hotel lobby...seriously.

Man's best friend deserves some time outdoors too.

There are two types of homes in the community - single family homes and villas.

Single Family Homes

This is the most popular type of home being sold. In 2023, 60 single family homes were sold, compared to only 15 villas (source MLS).

There are three different types of single family home "collections." 

1. Signature Collection

Positano

2. Crown Collection

I consider this model series the middle of the road collection, in terms of square feet and bedrooms/bathrooms.

Smallest in this collection. It comes with 1,804 square feet,  2-3 bedrooms (or den), 2 bathrooms, great room, screened patio, and 2-car garage.

Bellagio

Largest of the floor plans. It comes with spacious 2,630 square feet of living space, 3 or optional 4 bedrooms (in lieu of the den), great room, 3 bathrooms and 3 car garage.

The Roma floor plan is another excellent option. This model comes with 2,466 of living space, 3 bedrooms with an optional 4th (replacing the den), 3 bathrooms, a family room, living room, screen covered patio and 2-car garage.

Villas

The Regal Twin Villas at Valencia Lakes offers several different floor plans.

  • Bathrooms: 2
  • Garage: attached 2 cars

Villas are very similar to single family homes, with the main difference being that they are shared property with a wall down the middle.

They're usually smaller in size, have very minimal upkeep and will have a patio instead of a yard.

The Regal Twin Villas have several floor plans.

Here's the Columbia. At 1,822 square feet, this luxurious two bedroom villa combines elegance and style. The den can easily turn into a third bedroom or even a hobby room. Check out this video by GL Homes.

What does FL law say about 55+ community requirements?

According to Florida law, in order for communities to be designated as 55+ communities, the housing units have to be used and occupied by people who are at least 55 years old. 

In addition, these following requirements have to be met:

  • At least 80% of the occupied units are occupied by at least one person 55 years of age or older.
  • The facility or community publishes and adheres to policies and procedures that demonstrate its intent to in fact be a provider of housing for older persons.
  • The facility or community complies with rules established by the U.S. Department of Housing and Urban Development (HUD) for verification of occupancy.
