Let's break down the reasons why I think Valencia Lakes makes a great 55+ community -
1. 24/7 Security

Most certainly, the feeling of security is paramount. There are multiple entrances to the community. Homeowners have designated entrances, while guests have only one entrance.

As part of the 24/7 security, guests must submit their ID to the on-duty officer. Moreover, the person they're visiting must call in the guest's name to the security office in order to pass.
2. The Clubhouse
Once guests pass security, they're immediately amazed at the grandeur of the community. At first glance, they're greeted with a water fountain gushing 15-20 feet into the air (possibly higher).
Oh, don't be surprised if you notice people kayaking in the lake either!
Now, at the center of it all is a 40,000 square foot (or so) clubhouse. Actually, the word clubhouse is a bit of an understatement. It's more like a hotel lobby...seriously.

Making your way to the entrance of the clubhouse, you'll pass by lush landscaping, queen palms and golf carts!

Plus, there's over 100 acres of beautiful preserve.
You may also take advantage of the 3 mile trail and take a walk, jog or ride your bike.
5. Pet park
Man's best friend deserves some time outdoors too.

6. Boat and RV Storage
For those who own an RV or a boat, there is a storage facility within the community to take care of that for you.
7. Clubs
There are well over 80 clubs to join and stay busy. Honestly, after looking at the information book with the different club names, it felt like Amazon...as in, A to Z.

What does FL law say about 55+ community requirements?
According to Florida law, in order for communities to be designated as 55+ communities, the housing units have to be used and occupied by people who are at least 55 years old.
In addition, these following requirements have to be met:
- At least 80% of the occupied units are occupied by at least one person 55 years of age or older.
- The facility or community publishes and adheres to policies and procedures that demonstrate its intent to in fact be a provider of housing for older persons.
- The facility or community complies with rules established by the U.S. Department of Housing and Urban Development (HUD) for verification of occupancy.
